The original façade construction of Gateway Plaza utilized Structurally Insulated Timber Panels (SIP’s), carrying Terracotta or combustible metal panels. ARUP Fire confirmed this as non-compliant due to combustible external wall materials above 18 metres. The Governments Department of Levelling Up (DLU) has recently approved funding for the refurbishment of the external façade to the residential units.
Most of the work will be carried out externally, with the removal of the façade material (terracotta tiles or metal panels). The SIP’s are being removed and replaced with a non-combustible cavity construction, including waterproof membranes, additional insulation and fire barriers.
Works are being carried out using Mast Climbers whilst remaining fully occupied. The works involve the removal of the external wall back to the internal metal stud supporting the internal plasterboard. Public Protection is paramount throughout the works
Along with the External Wall work, the works will also include the renewal/replacement of the balcony decking (carried out simultaneously with the façade works).
Works are currently on site and due to complete towards the end of 2023.
